We do understand that in most of your signed tenancy agreement, the lessor would require that you reinstate the premises to its original condition. These premises would include commercial, retail or office space. You may wonder on what exactly is a reinstatement. Well, this would include removal of partition, electrical wiring, false ceiling, cabinets, raised floor, carpets etc, painting to the original color and etc.

Unlike residential property leasing, there is usually a terms or contractual requirement for the tenant at the end of the lease or rent period to reinstate the Retail, Commercial or Office premise to it’s original condition before handover back to the landlord. This is also unlike a sale transaction of an office property where the lease agreement usually spelled out in the terms and conditions of the lease contract and this is commonly name or term as Office Reinstatement. The general guideline or rule of thumb is to return the property to what it was when you take over.

The Office Reinstatement range of work usually covers the Builders, Electrical and Carpentry work, reversing the works of the office renovations.

The specific tasks usually includes:

It is a requirement to restore or get the Office premise back to it’s original design, state or condition when you first took over like a stock car in original condition when you first purchased. There may be a need to build the original wall, partition or room if you had modified the layout in the renovation. The completed Office reinstatement will be followed by an inspection or view by the landlord to ensure the property reinstatement is up to their expectation before they took over the Office premise.
